Negotiation is one of the most important steps in selling a house. There is a natural give and take to the negotiating process, and deals are ultimately closed when both sides are able to find an acceptable compromise. Our real estate agents have created a list of the best negotiating tips for sellers to help you maximize the value you receive for your home.

  1. Avoid Emotional Decisions – Selling a house can be an emotional process—especially when you have lived in the same place for a long time. However, it's much easier to negotiate when you're able to keep emotion out of the process as much as possible. Take the time to make calm, calculated decisions based on the facts. You'll get better results, and remove some of the stress from the negotiation.

  2. Understand Leverage – Negotiations are all about leverage for both sellers and buyers. If you need to make a quick sale to move for work, family, or other reasons, that's not information that you necessarily want to share with the buyer until the right moment. If you have a beautiful, new home in a desirable neighborhood, then you likely have a lot of leverage over potential buyers. Learn where you have advantages, and use them to strengthen your negotiating position.

  3. Work with Your Agent – Whether you're an experienced negotiator or you're selling a house for the first time, your real estate agent can help you with the negotiating process. Your agent can help you attract the right kind of buyers; provide market analysis to improve your negotiating position, and answer any questions you have along the way. When in doubt, ask your agent.

  4. Prepare to Counter – Some buyers will come right out with a low-ball offer, while others will bid closer to your asking price in hopes of a quick sale. No matter what type of offer you get, it's a good idea to be prepared to counter with a well-reasoned offer of your own.

  5. More than Money – Always remember that there is more to negotiating than the final financial offer. If you're hoping for a quick sale, looking for a large down payment, or need some time to get ready before you move out, you can negotiate those terms as long as you're willing to compromise.
